Yes, wherever there is already a light fixture or fan in place. Dan installs the new fan, replaces existing ones, and mounts plug-in commercial fans to a stud. He does not run new wiring, so a spot with no existing fixture or wiring is not a fit.
Dan repairs gates, including hardware troubleshooting, repair and replacement (a double backyard gate that would not close was fixed with four latches in about an hour), and does minor fence repair. Larger fence jobs are better handled by a fence contractor.
Yes. Customers say Dan cares about getting even very small jobs done right, the kind other contractors might skip. He does the work himself, not through a subcontractor. If a job is not something he does, he'll tell you honestly and can usually recommend a specialist, instead of doing a poor job. One customer said Dan diagnosed a garage door problem and, since it wasn't something he could repair, pointed the customer to a trusted service provider who could.
Only small repairs: toilet flapper replacement and float adjustment, shower head replacement, and unclogging or troubleshooting a garbage disposal. One customer said Dan suggested a certified plumber for some work he could have done himself, with the customer's best interest in mind.
Some appliances, yes. Text Dan what is wrong, with a photo or a short video if you can, and he'll tell you whether he can help.
Yes. That's what a honey-do list is for. Send Dan your list of repairs, installs and assembly jobs and he'll work through it in one visit when he can.
Homeowners, renters, business owners, Airbnb owners, landlords and real estate agents, including people who live out of town or out of state. He has looked after the office of a local TV station for many years, changing light bulbs, fixing office blinds, assembling furniture and mounting artwork for its YouTube channel, and he has serviced stores for a business owner and helped with office remodeling projects for a small business. Many are repeat customers who call him back for the next job. Dan works around busy schedules, so tell him what time suits you.
Yes. Landlords and property managers use Dan for make-ready work: door frame repairs, weatherstripping, light fixtures, shower heads, toilet seats, mini blinds, grout touch-ups, loose drawer fronts and floor transitions, usually as one list. Text Dan the list and he'll work through it, weekend visits are possible, and an itemized invoice is available on request.
Yes. One homeowner had a list of 11 repairs finished over a Saturday and Sunday morning, before the appraiser arrived on Sunday afternoon, and a home seller's list of 15 items, varying in difficulty, was finished in a few hours. Text Dan your list and your deadline, and he'll tell you what he can do.

Yes. On request, Dan gives you an itemized invoice with his logo on it, which insurance claims, Airbnb hosts, landlords and property managers often need. Customers mention how fast Dan responds. One owner got an answer within minutes, and a Friday-evening call with photos got a quote right away and the whole list done by Sunday afternoon. Another had him stop by within the hour of her call, a collapsed fence was repaired the same day he was called, a bathroom light fixture was replaced within 10 hours of the request, a TV bracket was mounted the day the customer called, and one storm door was installed the next day and another the same day he was called. Weekend and evening visits happen too: a broken door frame was repaired on a Sunday with Dan out within two hours, another customer called on a Sunday and had him there within hours, a ceiling fan was fixed over a holiday weekend, one family had a fan installed at 6 in the evening after work, and a customer who called late on a Friday had Dan out on Sunday. Dan stands behind his work. When two ceiling fans he had installed started clicking two months later, he came by on a Sunday, less than an hour after the customer messaged, spent more than 90 minutes diagnosing and fixing them, and charged nothing, calling it warranty work. When a shower leak came back a year after a repair, he replaced the clear rubber seal along the bottom of the shower enclosure free of charge, with no fuel or mileage fee. If something isn't right after a job, text Dan.
Text works best. Call or text 512-789-8788, and send a photo of the job if you can, so Dan can see what's involved. Customers say he is very responsive to calls and texts.
